This project was a total gut and renovation of a very modest 3300sf mid-century tract house on a slope by the Potomac river. One story in the front, 2 stories in the back; a house that didn't really function well or even acknowledge the views to the river. The upstairs was a series of small rooms jam-packed together - 3 bedrooms, 2 baths, a kitchen and dining room and living room, yet the master bedroom and the kitchen/dining area had no views to the river. The downstairs was not used - was one large storage room with a "basement" feel, yet with incredible views of the river, and a small guestroom and bath. We opened the upstairs up as much as possible, creating one large living/dining/entertainment area on the left, and widening the opening to the balcony by inserting a series of french doors; combined all 3 bedrooms into one comfortable sized master bedroom suite, on the right, with a sleeping area, lounge area, dressing area and master bathroom that all had views to the river; and subdivided the lower level storage area into a family room and a study/guest bedroom, while enlarging the guest bathroom. Functionally the renovation opened the house to light and views from all sides, introduced color throughout (anything but beige, they said...) and now brings in the river views that become an integral part of the experience of being there.
